The Selby Rising into Toronto's St. James Town Skyline

Image
For decades, the skyline of Toronto's Bloor and Sherbourne area has been dominated by the mostly pallid apartment towers found in the St. James Town neighbourhood . In recent years, additions like the James Cooper Mansion and 561 Sherbourne have added some height and visual variety to the area, and now another major tower is beginning to punctuate this skyline with some colour, and is soon to add a higher-end option to the rental apartment mix in the area. The Selby, from Tricon Capital, Mod Developments, and OP Trust, will rise to a height of 50 storeys. Designed by Chicago-based bKL Architecture, it is being clad in a precast concrete panels inlaid with real red brick on the surface. When we last updated The Selby's construction progress just over a month ago, work had begun on the tower’s 25th floor, while the red brick cladding had reached the 14th floor. Installation of glazing for the building’s punched windows followed a few levels behind, reaching the 9th floor ...

Take off cladding, says resident of Bristol block using same materials as Grenfell Tower

Image
A resident of a Bristol apartment block revealed to have Grenfell Tower-style cladding has urged the building's owners to replace it. Philip Hoang, 57, who has lived in the Eclipse building at Cabot Circus for three years, had not heard from property managers about the fire safety risk before being alerted to the problem by the Bristol Post . "I feel scared," said Mr Hoang. "I can quite easily see a fire happening here, and there is no way we would survive it. "It’s such a nice building, but obviously if it’s similar material then they have to take it off and renew it - nothing else will work." Avon Fire and Rescue Service confirmed today that the landmark tower block , which stands above the city's Harvey Nichols department store , used similar materials to those which were blamed for spreading the devastating blaze at Grenfell Tower in London, which claimed the lives of at least 80 people. HUD must get better at stopping Section 8 fraud

If true, the allegations against Lorena Loren, the former director of the St. Clair Housing Commission , are disturbing on a number of levels. Federal investigators allege Loren embezzled more than $300,000 from the housing commission between 2008 and 2016, when she retired. Most heartbreaking is that the money that Loren allegedly misdirected into her own pockets and those of some of her family members was meant to help low income people afford decent housing . Stealing from poor people is a special kind of despicable. Stealing from low- income families to buy a range of goods worth $165,000 and ranging from beauty supplies to alcoholic beverages, which investigators say Loren did with a housing commission credit card , is lower than despicable. Beside abusing the credit card, investigators say Loren abused Section 8 housing vouchers to pay herself and family members rent for apartments and tenants that didn’t exist and to pay themselves to live in their own dwellings. What bot...

Owners of Ann Arbor's Hidden Valley Club apartments seek to avoid foreclosure on $18 million CMBS debt

Image
Lon Horwedel | AnnArbor.com Ann Arbor’s Hidden Valley Club apartment complex is a local example of a $ 70 billion national real estate problem : Securitized commercial loans that are in default. A foreclosure notice on the 324-unit complex near Briarwood was filed in late April, despite months of ongoing conversations initiated by the owner to modify the loan. The loan itself - which totals $18.1 million - is complicated, since it’s one among billions in real estate investments that were repackaged and sold to Wall Street investors during years of peak real estate prices . So are the circumstances behind the loan default, said Hidden Valley Club co- owner Jeff Starman . The most obvious is the drop in the property’s value as rental rates fell below levels to cover loan payments . Other factors include a national real estate climate in which banking consolidations after the lending crisis and the sheer volume of properties in securitized loans - known as Commercial Mortgage B...
