Share This Story Property Deals Prompt Questions About AZ Firm Rodney Ernhart of Bigfork, Montana has had enough. “We’re done. We just want to wash our hands of the whole situation and just walk away. Take our licks. Learn from our mistakes and go on.” As mistakes go, Ernhart’s was an expensive one, costing him roughly $60,000. “It’s my own stupid fault.” In the spring of 2016 at a real estate conference in Las Vegas, Ernhart and his wife were approached about an opportunity in Niagara Falls, New York. The pitch came from a representative of Return On Rentals. The Arizona-based company says on its website that it “( helps) its clients create long -term wealth, using turnkey, residential rental property as the vehicle. We provide rehabbed, rented, professionally managed, cash flowing real estate for investors. ” Available for sale was a four- unit apartment building in Niagara Falls. Price tag was $100,250.  Ernhart was being asked to purchase, on the spot, without ever seeing the p...

Wochit Architectural renderings of the proposed remodeling project to turn the closed Americana Lodge into The Lofts. (Photo: Russell Studio) Plans to convert the shuttered Americana Lodge in downtown Redding to apartments come before the city Wednesday afternoon . The project has been hailed as a catalyst for the area since The Hignell Companies of Chico announced it was purchasing the former motel late last year. Hignell would transform the property between Pine and Market streets into 24 one-bedroom and 20 studio apartment units that would average between 400 and 500 square feet of floor space. At least four of the apartments would be set aside for very-low and low-income renters. The Redding Board of Administrative Review will consider Hignell’s site development permit application ...

Proposal would curb short-term rentals in San Diego

Short-term rentals of private residences would be sharply curbed under a proposed ordinance drafted by San Diego City Councilwoman Barbara Bry , whose district includes the La Jolla area. Her proposal, released Monday, arrives a few months before the full council is expected to take up yet again the contentious question of how to regulate vacation rentals , which have mushroomed in popularity with the growth of the online home-sharing platform, Airbnb. The city planning department already is at work drafting alternative measures based on three options it released earlier this year, which at the time ranged from the most permissive to one that would effectively ban such rentals. The city is hoping to hear the matter Oct. 23, said Planning Director Jeff Murphy . It will mark the sixth hearing at City Hall in two years to consider the issue of short-term rentals. Under Bry’s suggested regulations, homeowners would be allowed to rent out only their primary residences on a short-term bas...

Residents hope buyer will rehab apartments But experts say slim chance Hidden Cove will be renovated

April 06, 1998 | By Larry Carson | Larry Carson,SUN STAFF Dundalk residents who last month rejected a government-aided plan to renovate the Hidden Cove Apartments over fears it would cater to the poor hold out hope that a new buyer will appear and convert the 32-year-old complex into elderly housing or condominiums. But neither is likely, say a variety of county officials and real estate experts , who predict more slow decline for the unprofitable 30- acre waterfront complex in West Inverness , a densely populated community of about 2,000 brick townhouses. The $ 9 million sale price , combined with the multimillion-dollar cost to renovate or demolish the 504-unit, three- story brick complex , makes any purchase or extensive redevelopment problematic without government aid , county officials and real estate experts say. "The numbers won't crunch" for a conventionally financed deal , said county Councilman Louis L. DePazzo, a Dundalk Democrat who supported the plann...
