Residents hope buyer will rehab apartments But experts say slim chance Hidden Cove will be renovated

April 06, 1998 | By Larry Carson | Larry Carson,SUN STAFF Dundalk residents who last month rejected a government-aided plan to renovate the Hidden Cove Apartments over fears it would cater to the poor hold out hope that a new buyer will appear and convert the 32-year-old complex into elderly housing or condominiums. But neither is likely, say a variety of county officials and real estate experts , who predict more slow decline for the unprofitable 30- acre waterfront complex in West Inverness , a densely populated community of about 2,000 brick townhouses. The $ 9 million sale price , combined with the multimillion-dollar cost to renovate or demolish the 504-unit, three- story brick complex , makes any purchase or extensive redevelopment problematic without government aid , county officials and real estate experts say. "The numbers won't crunch" for a conventionally financed deal , said county Councilman Louis L. DePazzo, a Dundalk Democrat who supported the plann...

San Mateo County Apartment Rates Steadily Climbing

Image
The average market rent for a one- bedroom apartment in San Mateo County is $2,053 per month, according to new rental data released by the San Mateo County Department of Housing. This reflects an 8.2 percent increase from last year. This is devastating news for anyone looking for affordable rental housing and comes on the heels of other unsettling trend data for the county, housing officials said. United Way's 211 referral line for  San Mateo   County  reports taking significantly more calls for housing related services than for any other service. Additionally, according to the county's new Health and Human Services Agency report on homelessness, the county's homeless rate has risen 12 percent since 2011. "People can't afford to live here, and not just people who are poor," said Kate Comfort Harr , Executive Director of HIP Housing, a  San Mateo   County  nonprofit specializing in affordable housing programs including Home Sharing . "Anyone maki...

John Hartness Brown complex on Euclid Avenue sells after years of litigation, vacancy (photos)

CLEVELAND, Ohio - One of downtown Cleveland 's worst eyesores finally changed hands Monday , after years of court fights and false redevelopment starts . Alto Partners bought the long- vacant John Hartness Brown complex on Euclid Avenue for $9.1 million, in a deal that sprang from a messy foreclosure fight . The developer, a relative newcomer to the Cleveland real estate market , expects to fill the buildings with apartments, a hotel, retail and parking. Construction could start during the first few months of 2018. Stretching from 1001-1101 Euclid Ave., the John Hartness Brown complex spans three addresses and five facades on north side of the street. Thanks to troubled ownership, financial hurdles and lingering fallout from the Great Recession, the property has languished despite the surge in downtown living and the trend of turning historic buildings into housing and hotels. Alto will be the third developer in a decade to attempt a revival of the block. A rendering shows what ...

University Place apartments on the rise, office building next | Orem News

OREM -- If you think you've been hearing about the University Mall development becoming a major development called University Place for a long time, you're right. As early as April 2013, members of the Orem City Council and department heads were informed of preliminary discussions on the development and were asked to sign non-disclosure statements. All the council members except Brent Sumner signed the agreements. It wasn't until the cat was let out of the bag at the Utah Valley Chamber of Commerce Executive Summit in September 2013 that people finally got an idea of what was in the works. At that summit, Coldwell Banker executive agent Brandon Fugal announced University Mall would undergo a huge transformation, introducing its own business park and housing developments along with additional retail expansion . "It will be Utah County's equivalent of City Creek," said Fugal at the time, comparing the Orem project to the redeveloped mall in downtown Sal...
