As DC grows, new buildings are often required to incorporate historic structures . That’s easier said than done, but the results can be worth the effort. Here’s how one new apartment building in Mount Vernon Triangle incorporated three historic buildings for new uses. Located within the Mount Vernon Triangle Historic District , 455 Eye Street is a 174- unit residential building that opened this June. It consists of a tower atop three historic buildings around a landscaped courtyard. The historic structures provide a focal point and now house the building’s amenity spaces and a future restaurant. CLEVELAND, Ohio - One of downtown Cleveland 's worst eyesores finally changed hands Monday , after years of court fights and false redevelopment starts . Alto Partners bought the long- vacant John Hartness Brown complex on Euclid Avenue for $9.1 million, in a deal that sprang from a messy foreclosure fight . The developer, a relative newcomer to the Cleveland real estate market , expects to fill the buildings with apartments, a hotel, retail and parking. Construction could start during the first few months of 2018. Stretching from 1001-1101 Euclid Ave., the John Hartness Brown complex spans three addresses and five facades on north side of the street. Thanks to troubled ownership, financial hurdles and lingering fallout from the Great Recession, the property has languished despite the surge in downtown living and the trend of turning historic buildings into housing and hotels. Stillwater gets a senior apartment project

The Stillwater City Council this week unanimously approved a special use permit, planned unit development and preliminary plat for the city’s first senior living project . The Lakes at Stillwater, a $72 million project, will be built on a 57- acre site overlooking the northern end of Long Lake near Rutherford Elementary School . The project is a collaboration between a Minneapolis-based nonprofit called Intergenerational Living & Health Care Inc. (ILHC), which focuses on interactive programming that brings children and seniors together. ILHC will function as owner and operator, but it will work with the Goodman Group, which will be the developer and manager. The Goodman Group is a senior living and health care management company based in Chaska. The Northland Real Estate Group , a Twin Cities- based commercial real estate investment and development company , will serve as co-developer. Construction is expected to start this fall and is due to be completed at the end of 2018. ...

Austin Auditor: Demolition process needs revamp

AUSTIN - All across Austin, there are structures being torn down and replaced with new buildings. In the fiscal years 2015 and 2016 the city approved approximately 1 ,700 demolition permits, compared to about 600 in 2008. "My walk to work used to be just like little old buildings and now there's like, on Chicon, they're like building all those apartments and stuff," said Lindsay Scheckelhoff who moved to East Austin two years ago.  Her neighborhood is filled with homes being renovated or demolished and rebuilt. "It just kind of happens and you're like 'oh that was there yesterday and now it's gone,'" Scheckelhoff said.  Neighbors aren't the only ones who aren't in the loop about demolition projects. "It's up to the property owner to notify, whether it's Austin Energy or Austin Water that that demolition is going to happen," explained City Auditor Corrie Stokes . The buildings, located directly across the street from the Imperial hotel on Carr Street, once served as a living headquarters for actors and performers of the classic melodrama, when it was hosted by the Mackin family at the Imperial. The structures, known for highlighting the district’s Victorian era grandeur , also have a colorful history in both the town’s pre and post-gambling period. They were the source of a huge controversy in the early years of gaming, capping an era of wild historic preservation fights that once prompted an investigation by the National Park Service . Panel endorses revised Goll Mansion apartment tower proposal

A 27- story apartment tower planned behind the Goll Mansion on Milwaukee’s East Side received the endorsement of the city’s Plan Commission Monday , despite neighbors’ continued objections. This slideshow requires JavaScript . The controversial $55 million project by Chris Houden, the Madison-based developer and the owner of the property, to move the 118-year-old mansion at 1150 N. Prospect Ave. toward the street to make room for the residential tower has been in the works for more than a year. “We are thankful for the commission’s review and the broad support we’ve received from the community,” Houden said after the meeting. “We share their perspective that the proposed development will be a great addition to the East Side neighborhood , and the city of Milwaukee.” The Plan Commission deadlocked with a 3-3 vote on the project in 2016. The Montclair Planning Board finished hearing one application and punted two more into September at its August 14 meeting .  But the application that wrapped up and was subsequently approved was a big leap in the board’s efforts at getting larger projects resolved , as it was local developer Steven Plofker ’s application for a five-story, 11- unit apartment building along North Willow Street that will incorporate the former Diva Lounge on Bloomfield Avenue as modest retail space .  The property is a lot merged several years ago. After Holland City Council approved an affordable housing development earlier this year, developer General Capital could not secure funding through the Michigan State Housing Development Authority , and Reliable Sports owner Ken Vos sold to another buyer who wants to keep the business open. Vos confirmed that the building is under contract to be sold in a sale that will be finalized at the end of September. The building located at 254 S. River Ave. was sold in July. Vos declined to share who the new owner will be, but said they "are a prominent figure in downtown Holland ." He still plans to retire, and a retirement sale is underway at the store. Since the business will remain open, that means the planned 54- unit affordable housing building Centennial Apartments will not happen — unless the new buyer decides to work with...

Developer vows to reuse historic Milwaukee Avenue facade in Logan Square TOD

This week, workers were spotted demolishing the historic Weyland Building at 1968 N. Milwaukee Avenue , which naturally raised concerns among a number of Logan Square residents and preservationists who believed that the facade of the 1907 John Ahlschlager-designed structure was to be preserved and reused in a new development planned for the site. Despite being taken down, the old exterior will still be reincorporated into an eight-story, transit- oriented apartment development from Clayco. A push from preservationists to save the entire Weyland Building that collected nearly 600 signatures resulted in a compromise to leave its Milwaukee Avenue frontage in-place. However, after it was determined that the facade lacked structural integrity to stand on its own, the developer amended its agreement with the city to allow the brick and limestone exterior to be dismantled and put back at a later date. Eventually the Civic Arena, which many came to see as a harbinger of the community’s destruction, was torn down and replaced with the modern PPG Paints Arena . Half a block away, the Freedom Corner was dedicated in 2001, commemorating the civil rights leaders of the 1950s and 1960s who sought to maintain the Hill District. It is also a symbolic gateway to the neighborhood. In 2006, a proposal to build a casino in the lower Hill District was overwhelmingly rejected by residents. To this day, the sphere of influence from downtown generally stops at Crawford Street, which for me was a jarring reminder of how ghosts from the past don’t easily dissipate. Though much of Wilson’s Pittsburgh is gone, you could use his words to tour the district. I did so, led by Kimberly C. Pabst Mansion historian John C. Eastberg takes us inside Milwaukee’s most famous residence. Milwaukee has long been synonymous with beer, so it’s altogether appropriate that one of the city’s greatest architectural landmarks should be the historic Pabst Mansion . Built by Pabst Brewing Company president Frederick Pabst at the height of Milwaukee’s mansion-building era of the 1890s, the home occupies a place on Grand Avenue (now Wisconsin Avenue), a street which at the time was lined with literally dozens of mansions built by the city’s newly moneyed class . Grand Avenue was a far cry from Pabst’s roots as a young immigrant from Germany who arrived with his parents in the frontier town of Milwaukee in 1848. As a teenager, Pabst signed on as a cabin boy on a Great Lakes steamer , eventually attaining the rank of captain by the time he was 21. He met Maria Best, daughter of brewery owner Phillip Best, during a voyage and eventually married her. After his ship ran aground a few years...

Delaware Court Apartments work on schedule | News

ANDERSON – The developers of the Delaware Court Apartments in downtown Anderson are on track to open the facility, built in 1926, by the end of the year. The developers told the Anderson Historical & Cultural Preservation Commission on Monday that there will be a request later to install central heating and air conditioning in the building. Developer Cory Mendez said installing a centralized air conditioning system will eliminate the need for window air conditioners . He said the commission will also be asked to approve the placement of the condensers, which will include wrought iron fencing . Mendez said the developers are awaiting the final plans for the replacement of the electrical and plumbing systems. The original plans for the staircase railings and posts at the main entrance have been provided to a local millwright to make them appear as originally designed.
