Airbnb: The apartment owner's guide to what you can do

by Jimmy Thomson With a Sydney University report this week claiming that holiday rentals are having a significant negative impact on the residential housing market , whether you're a resident owner of an apartment or an investor, you should be concerned about what is happening with holiday rental laws in Australia. NSW and Victorian state parliaments have already had one shot at devising legislation on holiday letting and fluffed it. Now they are having another go. For many MPs, it's irrelevant. But for a minority in popular holiday areas , it's the poisoned chalice of pulling in tourists while driving out locals. And in apartments, it's about some investor owners boosting rental income while residents wonder who will be living next door from one weekend to the next. The Sydney University Urban Housing Lab report claims that holiday letting, predominantly though Airbnb, has taken 6000 homes out of the Sydney residential market . Airbnb disputes the findings. Renting a condo vs. an apartment - Which is better?

When most people think about renting, they think about apartments. An apartment is a dwelling that is owned by a landlord and leased to a tenant for the purposes of earning rental income . Condominiums, or condos for short, are dwellings owned by individuals which collectively comprise a homeowner’s association. What some people may not realize is, condos can also be rented and renters seeking housing may have the option to choose between a condo and an apartment. What you may be thinking is, what’s the better option for renters, a condo or an apartment? Both condos and apartments have benefits, and at first glance, the two may seem to be a lot alike. There are, however, differences in condo living vs. apartment living. Today I will discuss a few of the benefits of each type of rental dwelling, and what makes the two types of housing different from a renter’s perspective. Costs: Apartment and condo rentals are often priced similarly, however, there are some benefits of renting a cond...

New apartment complexes coming to Lombard area

Developers could break ground on at least three multifamily housing complexes this year in and around Lombard, village officials say. Bill Heniff, director of community development, said numerous apartment ideas have been brought to the village in recent months -- including the possibility of a 120-unit building being constructed on the site of the old DuPage Theatre -- but only three have completed, or are close to completing, the entitlement process. If those three projects are built, Lombard will be home to 547 new rental units and 100 new townhouse units. A market analysis of the village recently completed by Tracy Cross & Associates shows significant demand for more apartments in the Lombard area. Some factors driving that demand include an increasing number of young professionals who relocate to the area for a year or two at the start of their career. They need somewhere to live that is close to work but don't necessarily wa...

Apartment vs Condo Explained

When looking for a new place to live, you might see both condos and apartments and wonder “What’s the difference between apartment and condo living?” You’re thinking about all the same things no matter which place you’re previewing: price, square footage, amenities, types of flooring, pet rules . . . as long as you have what you need, why does it matter what type of unit you rent?  Well, it does. Knowing the difference between a condo and an apartment is important: it affects how your community, and home operate from day-to-day. Ownership: Apartment vs Condo Apartments Apartment complexes usually have one owner. This means that all the leases and rules are uniform as well. This can be a good thing when it comes to neighborly disputes, since you all have to apply by the same rules. The property manager can act on, and fix the problem, they have the authority to do so. Condos Each condo typically has one owner. The complex does not own all the units. This can be really nice, because it c...

Why empty nesters are moving to Brisbane’s inner city

Image
Sponsored Content rise residential developments in recent years." /> Brisbane has seen a proliferation of high- rise residential developments in recent years. At one time Brisbane wore a reputation as the last, true east coast bastion of the quarter-acre block – a time, not so long ago, when many developers focused on delivering the Australian dream as a three- or four-bedroom home with a landscaped garden front and back.  How those times have changed.   Interstate migration, the need to mitigate the transport and infrastructure pressures of vast urban sprawl , and a more visionary approach to inner-city planning have all triggered the growth of Brisbane upward rather than outward. Investment in cultural precincts like South Bank have increased the appeal of inner-city living. Sick puppies spur New York scrutiny of non-profit rescues

Related Coverage MYRTLE BEACH, SC (WBTW) – Rumors surrounding new apartments going up in Market Common have Myrtle Beach city leaders working to clear up fact from fiction. Myrtle Beach Planning Director Carol Coleman has been getting a lot of calls recently about Lively at Market Commons , a new apartment complex planned for the city. “My understanding is a letter went out, or maybe something on social media went out, indicating that it was a public housing project ,” explained Coleman . “It is not a public housing development . It is a private developer.” The rumor created a bit of a stir, but conceptual designs show four new luxury apartment buildings at Farrow Parkway and Meyers Avenue, not public housing . “When you’re doing public housing , you can’t typically put the amount of money that you’re putting into it that this developer is putting in. It should be an upscale rental project ,” said Coleman. Coleman says similar apartment buildings have one room studios that start ...

Chief: Construction kept McPherson fire from spreading | Local News

Nearly all residents of the McPherson Park senior housing complex have returned to their residences after a kitchen fire broke out in an apartment Friday night , a Gloucester Housing Authority administrator said Monday. The building’s construction played a role in firefighters being able to confine the blaze to the single unit, said  Fire Chief Eric Smith and Alice Sheridan, assistant executive director of the  housing authority , which owns and manages the six-story building at 31 Prospect St. The man whose apartment was destroyed by the kitchen fire has been relocated to another apartment within the 97-unit building, Sheridan said.  Neither she nor Smith could provide information Monday on the status of a woman who was rescued by firefighters and taken to Addison Gilbert Hospital after she fell inside her fourth- floor apartment while trying to evacuate. Smith did say her injuries were “non life-threatening.” “We’re just so grateful for the support from the fire and police de...

Orange County church finds higher purpose for unused land: affordable housing and community services

At the ribbon cutting this month for the Wesley Village affordable housing complex in Garden Grove, Laura Archuleta couldn ’t resist referencing Joni Mitchell ’s 1970 environmental protest “Big Yellow Taxi.” Built on underused land that’s part of the Garden Grove United Methodist Church campus on Main Street, Wesley Village offered Archuleta , president of the nonprofit community organization Jamboree Housing Corp ., a chance to riff on one of Mitchell’s most famous lyrics. Where Mitchell sang “They paved paradise/And put up a parking lot,” Archuleta told about 300 people packed into the steamy church sanctuary on a hot afternoon that “Today we are going to learn how a group of dedicated organizations and individuals re-purposed a parking lot and put up a paradise.” Then she and others who spoke, including a single mom with six children who now reside at Wesley Village , told how the project became reality through a unique collaboration that involved the church, Jamboree and other...
