Carmel city leaders, small business owners meet

A few dozen people spent their lunch hour Aug . 22 discussing City of Carmel projects as part of the Carmel Small Business Network . Carmel Mayor Jim Brainard spoke in the city council chambers about issues such as property taxes, debt and proposed projects such as purchasing an antique carousel and constructing a luxury hotel. Brainard told the group of business owners he’s sending his 2018 budget to the Carmel City Council and that he expects the tax rate to remain flat. He defended his plan to spend approximately $5 million to acquire an antique carousel built in 1907. “It will make it a more interesting visit to Carmel,” he said. Brainard also explained how it makes financial sense for the city to become part owners of a luxury hotel in the Carmel City Center area . He said most hotel chains wants to see big returns on investment, and the city is happier with smaller profit margins from the hotel because of what it will mean for economic development. “If we’re going to g...

Steve Brown Apartments dodges city fees · The Badger Herald

Property owners are costing the city of Madison millions of dollars by taking advantage of a loophole in a state law created in 2001. By registering the property as a limited-liability corporation, such as Steve Brown Apartments , LLC, rather than as a parcel of land, owners are allowed to sell property without filing the selling price with the city of Madison. The owner is then automatically exempt from real estate transfer fees and can easily avoid high property taxes because no sale price is recorded and the city does not know the property’s actual value. Shielding the actual value often results in an underestimation by the city of the property assessments and a lowering of the amount owners must pay in property tax. “It reduces taxes paid to Madison Area Technical College , the Madison School District and various entities on the property tax bill . Theoretically they’re getting away with not paying their fair share,” said City Council President Mike Verveer . Verveer said th...

Airbnb: The apartment owner's guide to what you can do

by Jimmy Thomson With a Sydney University report this week claiming that holiday rentals are having a significant negative impact on the residential housing market , whether you're a resident owner of an apartment or an investor, you should be concerned about what is happening with holiday rental laws in Australia. NSW and Victorian state parliaments have already had one shot at devising legislation on holiday letting and fluffed it. Now they are having another go. For many MPs, it's irrelevant. But for a minority in popular holiday areas , it's the poisoned chalice of pulling in tourists while driving out locals. And in apartments, it's about some investor owners boosting rental income while residents wonder who will be living next door from one weekend to the next. The Sydney University Urban Housing Lab report claims that holiday letting, predominantly though Airbnb, has taken 6000 homes out of the Sydney residential market . Airbnb disputes the findings. Mea...

Pets in the City: How to Make Apartment Living Work for You and Your Pup

Image
Living in an apartment with your canine companion isn ’t much different from living with a human roommate: They don't clean, they don’t pay for groceries and you're starting to suspect they don't even have a job. But canine roommates present additional , unique challenges. Arguably the biggest challenge for dog owners in apartments is having to escort their furry friend outside for all exercise — and all bathroom — breaks. That means rain, shine, sleet, snow, 6 a.m. or 3 a.m. or 11:30 p.m. — buddy, you’ve got to put on your pants. The Luxurious Lifestyle of New York's Poshest Pooches "If you’re living in an apartment with a dog, first and foremost the onus is more on you to get the dog out for all of his or her needs," says Mike Kaviani. Kaviani is the Director of Lifesaving Operations at the no- kill shelter Austin Pets Alive ! in Austin, Texas, and he says apartment living can in some cases actually benefit your pup. "As long as the owner is committed t...

Lafayette's Circle Motel could be razed in redevelopment bid

A saga spanning the last year and a half over whether Lafayette's Circle Motel — a collection of ramshackle buildings with an even grainier past — should remain preserved as a part of the city's history was decided earlier this week, and it looks like the venerable motel will be allowed to redevelop. The news came to the delight of the owner, Mike Macinko, whose disdain for the dilapidated buildings has led to the spectacle of an owner actively, and publicly, campaigning to demolish his own property. The City Council tabled the discussion in December after being unable to find whether or not the structures on the property were of " overwhelming historical significance to the community," as required under the city's Historical Preservation Board . Plans for how the property could be redeveloped are still up in the air, Macinko says. Any development plans will have to sift through the city's planning process. Plans for high- density urban apartments were disc...

Owners of Ann Arbor's Hidden Valley Club apartments seek to avoid foreclosure on $18 million CMBS debt

Image
Lon Horwedel | AnnArbor.com Ann Arbor’s Hidden Valley Club apartment complex is a local example of a $ 70 billion national real estate problem : Securitized commercial loans that are in default. A foreclosure notice on the 324-unit complex near Briarwood was filed in late April, despite months of ongoing conversations initiated by the owner to modify the loan. The loan itself - which totals $18.1 million - is complicated, since it’s one among billions in real estate investments that were repackaged and sold to Wall Street investors during years of peak real estate prices . So are the circumstances behind the loan default, said Hidden Valley Club co- owner Jeff Starman . The most obvious is the drop in the property’s value as rental rates fell below levels to cover loan payments . Other factors include a national real estate climate in which banking consolidations after the lending crisis and the sheer volume of properties in securitized loans - known as Commercial Mortgage B...

Houston's Trailer Parks Offer Cheap Housing, But Leave Residents Vulnerable

Duval Mobile Home Park in southeast Houston has 182 lots." />EXPAND The Duval Mobile Home Park in southeast Houston has 182 lots. Stephen Paulsen Elizabeth Perez loves her trailer park . But if she's ever forced to move, at least she has a back-up plan. A chatty 45-year-old with a wide smile, Perez has lived at and managed the Trinity Duval Mobile Home Park in southeast Houston since 2008. Used mobile homes here typically sell for $12,000 to $38,000, depending on their size and condition, she says. She remembers one woman buying a home for just $2,000, using her IRS refund. The Duval Mobile Home Park first opened in the 1950s. It was purchased last year by Trinity Community Group , a trailer park management company — and Perez worried about the future of the park. “I kept thinking, ‘Shoot, they're going to want to tear it down,’” Perez said. “I was kind of scared.” The company promised it would keep the park operational , according to Perez. Still, Perez accepts...
