Missoula nonprofit to purchase 160-unit apartment complex for affordable housing | Local

A nonprofit in Missoula is set to purchase 160 units of apartments next to the Clark Fork River in Missoula in order to preserve them as affordable housing . Homeword is currently in the process of buying the Creekside Apartments on East Broadway, which are currently owned by an out-of-state company. The apartments are currently available to people earning $27,720 or less annually, which is 60 percent or less of the area median income of $46,200 per person. However, the affordable restriction was set to expire in 2026, at which point the property would most likely have been converted into market rate rentals due to its desirable location. This would have made them "prime" for rent increases that would likely have caused the majority of residents to have to seek a place to live at lower rates elsewhere in an already competitive rental market , according to Homeword executive director Andrea Davis . “We know that rentals are in high demand here and there’s a significant ne...

Council majority will support additional apartments in crowded Napa neighborhood | Local News

Is the cost of 16 new apartments too high for its Napa neighbors? City Council members found themselves divided in their answers on Tuesday, but scraped together just enough votes to keep alive a rental housing building planned for the edge of Old Town. Two months after the Planning Commission rejected the Bridgeview Apartments, a split council revived the project on a 3-2 vote despite concerns it would worsen parking and traffic on the narrow streets around Riverside Drive. The vote sets up a final decision by the council on approving the apartments, a move that will require finalizing an agreement with its developer to set aside three units for families earning less than the local median income and guarantee that other tenants can continue using federally funded Section 8 vouchers to pay their rent. Flagship Inn, Petersburg Two Sundays ago the Richmond Times-Dispatch ran a disturbing special report on poverty and housing insecurity along the Jefferson Davis Highway in Chesterfield County. Hundreds of people live in shabby motels, paying $200 or more per week to live in conditions almost as deplorable as Richmond’s public housing projects . These hotels, the housing equivalent of pawn shops and payday lenders, serve the poor and the desperate who have nowhere else to turn. It is depressing to think that people live this way. People pay huge sums — $200 per week translates into more than $800 per month, enough to rent a nice, two- room apartment in a decent neighborhood — to dwell amidst deplorable conditions . Many hotel rooms have roaches, bedbugs and other insect infestations. The article cites leaking sewage , mold, mice droppings, and inoperable door locks . Cincinnati—2013 was a good year for the Cincinnati apartment market , as the city experienced an increase in demand thanks to improving employment , income growth and a swelling millennial population . According to Marcus & Millichap, 600 apartments were delivered last year, vacancies dropped to 4.5 percent—the lowest year-end level in years—and average rents were fast approaching $800 per month. And the commercial real estate brokerage firm expects Cincinnati ’s apartment market to perform the same this year. Forbes recently reported that Cincinnati is the third most affordable city in the United States. Although the median price for a new home in the area was set at around $133,000, the rental market was still the top performer last year. And apartment rents are expected to continue to increase in 2014, for the fifth consecutive year. All of this is thanks to the growing population of young professionals.
