John Hartness Brown complex on Euclid Avenue sells after years of litigation, vacancy (photos)

CLEVELAND, Ohio - One of downtown Cleveland 's worst eyesores finally changed hands Monday , after years of court fights and false redevelopment starts . Alto Partners bought the long- vacant John Hartness Brown complex on Euclid Avenue for $9.1 million, in a deal that sprang from a messy foreclosure fight . The developer, a relative newcomer to the Cleveland real estate market , expects to fill the buildings with apartments, a hotel, retail and parking. Construction could start during the first few months of 2018. Stretching from 1001-1101 Euclid Ave., the John Hartness Brown complex spans three addresses and five facades on north side of the street. Sons of Norway sells headquarters to Ryan, Weidner for multi-use project

See more of the story Fifty-five years ago this month, the Sons of Norway dedicated a new international headquarters in the Uptown neighborhood of Minneapolis. Now, they're selling it to be torn down. Ryan Companies and Weidner Apartment Homes will purchase the building and its city block, on Lake Street between Holmes and Humboldt avenues, from the organization of descendants of Norwegian immigrants. They plan to demolish the building and redevelop the site, though plans are still forming. A Ryan executive attended a neighborhood meeting Monday night to get feedback from neighbors before polishing up their ideas. "We're going to really pay attention to the context and really listen to the stakeholders," said Tony Barranco, vice president of real estate development for Ryan. Cincinnati—2013 was a good year for the Cincinnati apartment market , as the city experienced an increase in demand thanks to improving employment , income growth and a swelling millennial population . According to Marcus & Millichap, 600 apartments were delivered last year, vacancies dropped to 4.5 percent—the lowest year-end level in years—and average rents were fast approaching $800 per month. And the commercial real estate brokerage firm expects Cincinnati ’s apartment market to perform the same this year. Forbes recently reported that Cincinnati is the third most affordable city in the United States. Although the median price for a new home in the area was set at around $133,000, the rental market was still the top performer last year. San Mateo County Apartment Rates Steadily Climbing

The average market rent for a one- bedroom apartment in San Mateo County is $2,053 per month, according to new rental data released by the San Mateo County Department of Housing. This reflects an 8.2 percent increase from last year. This is devastating news for anyone looking for affordable rental housing and comes on the heels of other unsettling trend data for the county, housing officials said. United Way's 211 referral line for  San Mateo   County  reports taking significantly more calls for housing related services than for any other service. Additionally, according to the county's new Health and Human Services Agency report on homelessness, the county's homeless rate has risen 12 percent since 2011. Carmel city leaders, small business owners meet

A few dozen people spent their lunch hour Aug . 22 discussing City of Carmel projects as part of the Carmel Small Business Network . Carmel Mayor Jim Brainard spoke in the city council chambers about issues such as property taxes, debt and proposed projects such as purchasing an antique carousel and constructing a luxury hotel. Brainard told the group of business owners he’s sending his 2018 budget to the Carmel City Council and that he expects the tax rate to remain flat. He defended his plan to spend approximately $5 million to acquire an antique carousel built in 1907. “It will make it a more interesting visit to Carmel,” he said. Brainard also explained how it makes financial sense for the city to become part owners of a luxury hotel in the Carmel City Center area . The long retail spine of Sydney Road, Brunswick, just north of Melbourne's CBD, was once a prosperous trading outpost on the way to the goldfields. These days it's a bohemian mix of variety stores, op shops, halal butchers and Lebanese bakeries. Take a side street to the west, however, and a different picture emerges. Sandwiched between Sydney Road and the Upfield train line is an area undergoing rapid and widespread transformation. Light industry is fast being replaced by mid- rise apartment buildings , their inhabitants attracted by the short commute into town and cheaper prices than in the city's south-east. The quality of these units is, on the whole, depressingly bad; think poor ventilation and bedrooms that "borrow" natural light (a weasel word for being dark and windowless). The occasional jazzy façade tries feebly to make up for otherwise cheap construction amid a chorus of greys. At ground level, carpark roller doors alternate with mean pocket garden...
