Owners of Ann Arbor's Hidden Valley Club apartments seek to avoid foreclosure on $18 million CMBS debt

Lon Horwedel | AnnArbor.com Ann Arbor’s Hidden Valley Club apartment complex is a local example of a $ 70 billion national real estate problem : Securitized commercial loans that are in default. A foreclosure notice on the 324-unit complex near Briarwood was filed in late April, despite months of ongoing conversations initiated by the owner to modify the loan. The loan itself - which totals $18.1 million - is complicated, since it’s one among billions in real estate investments that were repackaged and sold to Wall Street investors during years of peak real estate prices . So are the circumstances behind the loan default, said Hidden Valley Club co- owner Jeff Starman . The most obvious is the drop in the property’s value as rental rates fell below levels to cover loan payments . The Selby Rising into Toronto's St. James Town Skyline

For decades, the skyline of Toronto's Bloor and Sherbourne area has been dominated by the mostly pallid apartment towers found in the St. James Town neighbourhood . In recent years, additions like the James Cooper Mansion and 561 Sherbourne have added some height and visual variety to the area, and now another major tower is beginning to punctuate this skyline with some colour, and is soon to add a higher-end option to the rental apartment mix in the area. The Selby, from Tricon Capital, Mod Developments, and OP Trust, will rise to a height of 50 storeys. Designed by Chicago-based bKL Architecture, it is being clad in a precast concrete panels inlaid with real red brick on the surface. New apartment complexes coming to Lombard area

Developers could break ground on at least three multifamily housing complexes this year in and around Lombard, village officials say. Bill Heniff, director of community development, said numerous apartment ideas have been brought to the village in recent months -- including the possibility of a 120-unit building being constructed on the site of the old DuPage Theatre -- but only three have completed, or are close to completing, the entitlement process. If those three projects are built, Lombard will be home to 547 new rental units and 100 new townhouse units. A market analysis of the village recently completed by Tracy Cross & Associates shows significant demand for more apartments in the Lombard area. Some factors driving that demand include an increasing number of young professionals who relocate to the area for a year or two at the start of their career.
