Horvath & Tremblay broker sale of two Walgreens locations for $14.07 million : NEREJ

Wilmington, MA Horvath & Tremblay has completed the sale of two Walgreens properties located in Wilmington, and Cherry Hill, N.J. for $14.07 million. Bob Horvath and Todd Tremblay exclusively represented the seller and procured the buyer in the sale of Walgreens in Wilmington, for $5.17 million. Walgreens formerly occupied the 15,466 s/f property located at 277 Main St. The absolute triple net lease commenced in 2006 and has over ten years remaining on the original term. The property is located at a lighted intersection along the primary retail corridor , Main St. (Rte. 38), which provides quick access to I-93 and I-95. Chuy : Plans for revamped San Marcos shopping center include 233 apartments

Aug. 24--An Austin developer has changed course on plans to revamp a San Marcos shopping center . Since taking control of Springtown Center in 2014, Endeavor Real Estate has landed a number of high-profile tenants to fill what was, at the time, a sickly strip mall that was only 10 percent occupied. Additions have included heavy hitters such as Chuy's, Gold's Gym and The Spot, an entertainment venue. While Endeavor had initially been in talks with a number of interested retailers to fill the remaining space in the shopping center , the developer has decided to go another route. Instead, it is demolishing a chunk of the center between Chuy's and the former Target store that's now home to Gold's Gym and The Spot to make way for a multi- story apartment building that will have 233 units with 32,000 square feet of ground- floor retail space . Another Turning Point For Mission Valley

There was a time, and it wasn’t long ago, when Mission Valley was farmland. Black and white photos from the 1960s show rows of turnip plants and herds of grazing dairy cows owned by farmers. “I remember the stories of how they would take the cows under the freeway after they built Interstate 8, or 80 back in those days,” said Rob Hutsel, a fourth- generation San Diegan . “The deal with the landowner was he still had to get his cows to the river. And so they left a tunnel under it so they could take their cows down to the river to get their water... I always wonder whatever happened to the tunnel.” The completion of the I-8 freeway around 1960 was the beginning of the end of an era in valley. The Mission Valley mall was built, and the valley became a suburban shopping destination . Now, another shape shift is on the horizon.
