A skyscraper that would be the tallest residential building in California has been proposed for downtown Los Angeles as the neighborhood’s housing boom rolls on. Crescent Heights , a Miami- based developer , submitted a proposal to the city Planning Department this week to build a 70- story apartment building that would stand out in size and design amid the rapidly growing South Park district east of Staples Center. The 810-foot building with 794 units would be the third-tallest in Los Angeles behind the recently opened Wilshire Grand hotel and office tower and the U.S. Bank Tower office building completed in 1989. Last year, Crescent Heights completed Ten Thousand , a 40- story luxury apartment complex on Santa Monica Boulevard on the edge of Century City. For decades, the skyline of Toronto's Bloor and Sherbourne area has been dominated by the mostly pallid apartment towers found in the St. James Town neighbourhood . In recent years, additions like the James Cooper Mansion and 561 Sherbourne have added some height and visual variety to the area, and now another major tower is beginning to punctuate this skyline with some colour, and is soon to add a higher-end option to the rental apartment mix in the area. The Selby, from Tricon Capital, Mod Developments, and OP Trust, will rise to a height of 50 storeys. Designed by Chicago-based bKL Architecture, it is being clad in a precast concrete panels inlaid with real red brick on the surface. Cincinnati—2013 was a good year for the Cincinnati apartment market , as the city experienced an increase in demand thanks to improving employment , income growth and a swelling millennial population . According to Marcus & Millichap, 600 apartments were delivered last year, vacancies dropped to 4.5 percent—the lowest year-end level in years—and average rents were fast approaching $800 per month. And the commercial real estate brokerage firm expects Cincinnati ’s apartment market to perform the same this year. Forbes recently reported that Cincinnati is the third most affordable city in the United States. Although the median price for a new home in the area was set at around $133,000, the rental market was still the top performer last year. LAKE Macquarie is being transformed at a rate not seen for generations, with a construction frenzy spilling over from Newcastle and pushing Warners Bay and Charlestown skywards. The Lake Macquarie council area, which includes a swath of greater Newcastle suburbs and townships such as Morisset, Cooranbong and Swansea, had about 2,700 development applications worth $607 million approved in the last financial year . That is 550 more than the previous year, and an increase of 23.5 per cent. About $250 million worth of construction is underway and, while not on the scale of Newcastle’s $900 million transformation, the Lake figure is mainly private investment unswollen by major public works  like the Newcastle light rail . There was a time, and it wasn’t long ago, when Mission Valley was farmland. Black and white photos from the 1960s show rows of turnip plants and herds of grazing dairy cows owned by farmers. “I remember the stories of how they would take the cows under the freeway after they built Interstate 8, or 80 back in those days,” said Rob Hutsel, a fourth- generation San Diegan . “The deal with the landowner was he still had to get his cows to the river. And so they left a tunnel under it so they could take their cows down to the river to get their water... I always wonder whatever happened to the tunnel.” The completion of the I-8 freeway around 1960 was the beginning of the end of an era in valley.
