At the ribbon cutting this month for the Wesley Village affordable housing complex in Garden Grove, Laura Archuleta couldn ’t resist referencing Joni Mitchell ’s 1970 environmental protest “Big Yellow Taxi.” Built on underused land that’s part of the Garden Grove United Methodist Church campus on Main Street, Wesley Village offered Archuleta , president of the nonprofit community organization Jamboree Housing Corp ., a chance to riff on one of Mitchell’s most famous lyrics. Park Square adds 110-room hotel pad and fitness center to UCF-area retail site

Park Square Enterprises  will announce a national fitness center anchor tenant this week that has been the catalyst for a complete re-envisioning of its plans for Park Square Plaza near UCF. When Park Square Homes CEO Suresh Gupta purchased the 12.5-acre site on the 12000 block East Colonial Dr . in 2016, he planned to develop retail  along the highway frontage and pursue rezoning for multifamily use. The college campus has attracted several multifamily developments recently, including the Core Spaces student housing development  and a second complex by Catalyst Development Partners that will mirror its  popular EOS Apartments .  Park Square had initially planned to seek rezoning for a 250- unit apartment complex .  Ali Mushtaq, senior adviser for SVN, told GrowthSpotter on Monday the developers were approached by a national gym tenant with a strong interest in locating there. House-flipping hit its highest levels last year since before the recession as investors seek to capitalize on rising home prices and a seller’s market with tight inventory. But the process is nothing like what you see on TV, where it looks like a home can be bought, gutted, renovated and resold in less than an hour – not including commercial breaks . The truth is often much messier, real estate professionals in Charlotte said. “It’s a lot easier to lose money in this business than it is to make it,” said Jeff Johnson, owner of NewPath Properties , which specializes in buying and rehabbing distressed properties .
