The Montclair Planning Board finished hearing one application and punted two more into September at its August 14 meeting .  But the application that wrapped up and was subsequently approved was a big leap in the board’s efforts at getting larger projects resolved , as it was local developer Steven Plofker ’s application for a five-story, 11- unit apartment building along North Willow Street that will incorporate the former Diva Lounge on Bloomfield Avenue as modest retail space .  The property is a lot merged several years ago. Holding up a rendering of developer Steven Plofker ’s proposed apartment/retail project for the corner of North Willow Street and Bloomfield Avenue at the August 14 Montclair Planning Board meeting , board member Martin Schwartz asks about possible changes to the details of the design. Professional planner Christine Nazzaro Cafone of the Red Bank- based Cafone Consulting Group testified on behalf of the relevance of the variances being requested, especia...

Lake Macquarie’s quiet boom | Newcastle Herald

Image
LAKE Macquarie is being transformed at a rate not seen for generations, with a construction frenzy spilling over from Newcastle and pushing Warners Bay and Charlestown skywards. The Lake Macquarie council area, which includes a swath of greater Newcastle suburbs and townships such as Morisset, Cooranbong and Swansea, had about 2,700 development applications worth $607 million approved in the last financial year . That is 550 more than the previous year, and an increase of 23.5 per cent. About $250 million worth of construction is underway and, while not on the scale of Newcastle’s $900 million transformation, the Lake figure is mainly private investment unswollen by major public works  like the Newcastle light rail . There is also more than $300 million worth of development in the pipeline. Among the projects attracting buyers’ interest are the $80 million Water’s Edge apartments proposed for the Esplanade at Warners Bay. If approved, Water’s Edge will take the site of a former ...

455 Eye Street NW, a new apartment building, incorporates three historic buildings . All images from Equity Residential used with permission. As DC grows, new buildings are often required to incorporate historic structures . That’s easier said than done, but the results can be worth the effort. Here’s how one new apartment building in Mount Vernon Triangle incorporated three historic buildings for new uses. Located within the Mount Vernon Triangle Historic District , 455 Eye Street is a 174- unit residential building that opened this June. It consists of a tower atop three historic buildings around a landscaped courtyard. The historic structures provide a focal point and now house the building’s amenity spaces and a future restaurant. Here’s how they did it The District of Columbia is home to 27,000 buildings in 60 historic districts, including 600 buildings designated as historic landmarks with the National Trust for Historic Preservation . GUEST COMMENTARY: ‘Be fair’ regarding short-term rentals

Balancing the needs of the residents who live here and the tourists who come to visit requires political will and leadership. After years of discussions and failed proposals, it’s time for clarity on an issue central to San Diego’s housing and tourism markets — short- term vacation rentals . Through a March 15, 2017 memo, City Attorney Mara Elliott opined that short-term rentals are illegal under the current City zoning laws . The City is now awaiting regulatory guidance from the City Council before taking any action to enforce the City Attorney ’s memo. My proposed regulatory framework respects the rights of property owners, upholds current zoning laws and creates a workable compromise. I will present a draft ordinance for community review at a public Town Hall meeting 6 -7:30 p.m. on Wednesday, Aug. 30, at the La Jolla Community Center . My proposal protects the rights of homeowners who wish to participate in home sharing by renting out a room in their home to help make ends me...

San Mateo County bans smoking inside apartments, condos and townhomes

Smoking either tobacco or electronic cigarettes will be prohibited inside apartments , condominiums and townhomes in unincorporated areas of San Mateo County under a ban approved 4-1 Tuesday by the Board of Supervisors. Supervisors Carole Groom and Adrienne Tissier pushed the ordinance, which outlaws smoking inside and around multiple-unit buildings with one or more shared ceilings, floors, walls or ventilation systems. The ordinance also applies to any such buildings owned or leased by the county, regardless of where they are located. Second-hand smoke that wafts between rooms poses a danger to other occupants in the same building, according to county health officials . “We have a responsibility as a county to protect the health of our residents,” Tissier said. Supervisor Don Horsley cast the dissenting vote, echoing the objection expressed by the San Mateo County Association of Realtors that condominiums shouldn’t fall under the ordinance because they are individually owned, n...

The Colonnade's City Within A City

September 11, 2010 at 12:00 pm news By Kevin Plummer Every Saturday at noon, Historicist looks back at the events, places, and characters—good and bad—that have shaped Toronto into the city we know today. One Sunday evening in 1959, after a screening of the Toronto Film Society , architect Gerald Robinson and engineer/builder Irwin Burns chatted over coffee. The two shared a common viewpoint that the city’s urban core was in decline. The same was happening in cities across Canada as municipal governments were more interested in improving traffic and encouraging sprawl rather than revitalizing their downtown districts. The very next day, Burns heard from real estate developer Murray Webber that a lot with Bloor Street West frontage was going to become available for a hundred-year lease from Victoria University. “There,” Burns told Robinson , as he recalled in the Globe and Mail of October 18, 1963, “is the place to demonstra...

Marina del Rey residents want park, not apartment complex

County planners see the 2- acre public parking lot on the west side of Marina del Rey as underutilized and better suited for an apartment complex . But a group of citizens has a different vision for the land along Marquesas Way near Via Marina, not far from Mother's Beach. In its place, they want the county to build a park - a use envisioned for the site years ago , but that never came to fruition as marina redevelopment plans marched forward . The parking area - Parcel FF - is one of several in Marina del Rey that the county Department of Beaches and Harbors wants to redevelop, but that requires a land-use change before anything could be built on it. The Board of Supervisors in February agreed to establish new uses for FF and other parking lots - despite community opposition - and on April 26 could vote to certify an environmental report for the planned apartment development . (The land-use amendments still require California Coastal Commission approval ). With the supervisors...

Five big projects in Tampa; five big problems looming

Image
The city of Tampa is on the cusp of a total makeover. With billions of dollars in investment and dozens of new apartment, condo, office and cultural buildings in the pipeline, the city's skyline and surrounding communities are poised to look a whole lot different than what it does today. But dreaming up the future of Tampa doesn't come without its challenges. For all the promises of a new urban core filled with hotels, parks, food halls and stores, there are also potential pitfalls. The Tampa Bay Times identified the five key obstacles that stand in the way of some of the biggest projects proposed in Hillsborough County . Many of these challenges are ones local politicians and business leaders have been fighting for years to find a solution. Others are fairly new territory, but still pose a real threat to the region's continued growth. [LOREN ELLIOTT | Times] A construction site is seen just north of Amalie Arena in downtown Tampa , Fla., on Monday, May 1, 2017. Curr...
