As you can tell from the below reviews, this place is a joke! I would definitely not recommend moving here. The management (if you can call them that) are horrible! They are so lazy and unprofessional and you have to harass them to get anything done. The office manager comes and go as she pleases. They never give the tenants notices if they are going to leave early or take a day off. The lady in the office seriously locks the door and sleeps all day at her desk. You walk in the back door and see the drool running down her face. Unbelievable! I have lived in a lot of apartments, and the response and accountability of Shadowbrook is by far the worse I have ever encountered. On more than one occasion, we had an emergency work order (due to a massive ceiling leak) and called both the mgmt and the emergency maintenance line. We probably called 50+ times in one day, but of course no answer or return call. Finally I left work early to go in the office. With my ringing cell phone in hand, I walked in the office. The "office manager" was sitting there (helping no one) just watching the phone ring and ring. It took all the strength I had not to scream at her! Uggh, it gets me frustrated just thinking about that. Pretty much everything in the apartments are either broken, dirty, or falling apart. I have lived here for years, because I really do love the apartment, but honestly not one time has "maintenance" routinely maintained anything. They never replace air filters, broken appliances, burnt out lights, etc. They don't put out rat traps along the creek or have pest control come spray for bugs. The doors don't completely close, there are rats and other critters in the buildings, the old A/C units suck, the units are full of dangerous electrical issues, and the floors have giant sink holes in them. They pretty much do not do anything And don't get me started on the pool area. They never put chlorine in the pool. The spa tiles have completely fallen off and you can mold or mildew along the walls. The lounge chairs have giant black widows under them. They keep the "hot tub" cold because they are too cheap to pay the money to heat it. When enough tenants complain they basically say "oh one the tenants keeps turning it off & we can't figure out why." This is such BS because the heating box is in a locked, gated area that only the staff has a key to. Earlier in the Summer, some of the tenants had a health inspector come test the pool and of course it had absolutely zero chlorine in it. She said if that had been an official inspection, the pool would of been shut down. Basically, you have to do everything yourself or wait a year to have them half-a$$ it. My neighbor for example hasn't had a stove in over six months. If you complain about anything they give you the "well, it's an old building" line. Sheesh, I could go on and on. Most of the tenants end up getting so angry and frustrated that they just move out. The management is constantly breaking all sort of fire and health codes and I wish someone from the city would make them more accountable for the property. You end of paying for a lot of amenities that you cannot even use. It's really sad because this complex could be amazing if it was taken care of, but it's not. & Shari, you should send your below message and those photographs to both the Better Business Bureau and CA Department of Housing. Actually I live here too and just last night I had an enormous rat in my living room. This is very dangerous for you, you might not even have to pay rent until the rats are taken care of but please verify through FEH. In the past, I got encephalitis from critters living here that got into my mattress of all things and first gave me meningitis, which then spread to my brain, and I wouldn't wish this on anyone. Because of this, I encourage you to seek help before a catastrophe such as this happens to you, because rats carry horrible disease. My prayers are with you and I hope you find the help you need. Fair Employment and Housing can be hard to get through to, you might need to show up there, but do it because again: these are unlivable conditions. You could become ill, and based on my own experience, this is the most frightening experience I have ever had (brain inflammation, or encephalitis). You have more recourse and power than you realize. This is still the United States.

You will take a tour and fall in love with the open floor plan, vaulted ceilings, attached garage, location and easy access to 80... do NOT make the same mistake we did. Let me start off by saying the management is garbage. There is ONE lady in the office and ONE maintenance guy for the ENTIRE complex. You want something fixed? It will take at least 3 months, if at all. The garage door is constantly breaking and never works. Our A/C has not worked since we moved in. It is currently 91 degrees in our apartment. The management's response? "Oh sorry, they're just really old crappy units." When I ask if our rent can be reduced since our garage door has not worked and it is included in our rent price she laughed and said "No, the owner doesn't do that." Do you want rats crawling in your ceiling at night while you're trying to sleep? Or how about windows that wont open or close or lights that go out and NEVER get replaced. Today -- June 1 2017 I went into the office at 5:30 (supposed to stay open until 6:00pm) to turn in rent and ask for an update on our work order. The door was locked with the sign that said "Welcome! Come on in!" There was another couple there who was waiting to turn some paperwork in and ended up leaving. She never came back. SO, my advice? If you are willing to throw money down the drain to live in a 91 degree apartment with a broken garage, horrible maintenance, crappy management, and willing to fix EVERYTHING on your own and with your own money -- then this is the place for you! BTW -- when you put in a work order, management does not follow through. You have to go into the office every single day to ask for an update. Go rent at Edgewater Apartments in Citrus Heights. I lived there for 3 years and NEVER had any issues -- if I did -- maintenance was there within minutes. Wonder why this place does not even have a website or Facebook page? You've been warned. Do not make the same mistake we did.
