Renting a condo vs. an apartment - Which is better?

When most people think about renting, they think about apartments. An apartment is a dwelling that is owned by a landlord and leased to a tenant for the purposes of earning rental income . Condominiums, or condos for short, are dwellings owned by individuals which collectively comprise a homeowner’s association. What some people may not realize is, condos can also be rented and renters seeking housing may have the option to choose between a condo and an apartment. What you may be thinking is, what’s the better option for renters, a condo or an apartment? Both condos and apartments have benefits, and at first glance, the two may seem to be a lot alike. There are, however, differences in condo living vs. apartment living. Today I will discuss a few of the benefits of each type of rental dwelling, and what makes the two types of housing different from a renter’s perspective. Costs: Apartment and condo rentals are often priced similarly, however, there are some benefits of renting a cond...

Honolulu City Council deferred bill requiring fire sprinklers in - Honolulu, Hawaii news, sports & weather

Honolulu City Council deferred a bill requiring older high -rises to install fire sprinkler systems .  After the 7-alarm fire that killed four  people inside Honolulu 's Marco Polo building -- many owners took a closer look at their building's safety features . "Some are more vulnerable than others, and that's what we've always been saying, you know, one size does not fit all," said Jane Sugimura, President of the Hawaii Association of Apartment Owners.   For some, walking through the dark halls of the 26th floor is a haunting reminder of a long held belief at Honolulu Fire Department . "Without a doubt if there were sprinklers in this apartment building, the fire would be contained in to the unit of origin," said Chief Manuel Neves , of Honolulu Fire Department .  Fire officials say sprinklers save lives , but the Hawaii Association of Apartment Owners says-- not all buildings are built the same way..  "I will tell you right now that nobody h...

Renting Apartments Vs Condos | Downsizing Differences

In truth, there is no real physical difference between what defines an apartment and what defines a condominium . They typically offer the same range of amenities, but the ownership of the property is where the real difference exists . Apartment units contained within a single complex are generally owned by the corporation or business that built the complex in the first place. Those individual units are then leased by an overarching management system that controls all the units. Condos, however, are owned much differently. Each unit in a condo complex is owned by an individual, and a homeowners association typically handles property management . That means most condos are rented from the owner of the condo itself, and not an overarching owning entity like with apartments. There are still some differences in the rental experience that one should expect, which are outlined below. Financial Costs In terms of month-to- month rental fees , condos and apartments are usually priced sim...

Apartment firms' punitive damages slashed for tenant's injuries

A federal appeals court has drastically reduced the punitive damages jury award to a woman who suffered severe injuries from carbon monoxide poisoning in her apartment, in a closely watched case . Amber Nicole Lompe , a then 20-year-old college student, was exposed to high levels of carbon monoxide from a malfunctioning furnace in her apartment at the Sunridge Apartments in Casper, Wyoming, in February 2011, according to Friday's ruling by the 10th U.S. Circuit Court of Appeals in Denver in Amber Nicole Lompe v. Sunridge Partners L.L.C.; Apartment Management Consultants L.L.C. Ms. Lompe was evacuated from her apartment unit and taken to the hospital after a gas company employee detected high levels of carbon monoxide emanating from her apartment. She was treated for acute carbon monoxide poisoning , and as result of the incident has suffered from various neurological conditions including cognitive deficits , chronic headache, sleep disturbance and emotional disorders. (Andrew Kenney/Denverite)" width="1000" height="667" /> Patricia Partida and two of her grandchildren outside her home near East Colfax. (Andrew Kenney/Denverite) Patricia Partida has lived near Colfax Avenue in the eastern reaches of Denver for nearly 15 years. She leaned against the black garbage bin outside her apartment door, thinking about the question she’d just been asked: What was this neighborhood’s name? “Oh, shoot,” she said. “If there is a name, it’s a bad name. They don’t say anything good about this place.” Kandyce Neal, 17, was also unsure what to call the place where she lives. Pausing in her walk down Colfax, where the most visible businesses include motels and occasionally a strip club, she composited the names of better-known places. “Right after Park Hill, just before Aurora,” she said. “It’s the in-between.” Flor Mira, 16, had a more cynical name for the...

Owners of Ann Arbor's Hidden Valley Club apartments seek to avoid foreclosure on $18 million CMBS debt

Image
Lon Horwedel | AnnArbor.com Ann Arbor’s Hidden Valley Club apartment complex is a local example of a $ 70 billion national real estate problem : Securitized commercial loans that are in default. A foreclosure notice on the 324-unit complex near Briarwood was filed in late April, despite months of ongoing conversations initiated by the owner to modify the loan. The loan itself - which totals $18.1 million - is complicated, since it’s one among billions in real estate investments that were repackaged and sold to Wall Street investors during years of peak real estate prices . So are the circumstances behind the loan default, said Hidden Valley Club co- owner Jeff Starman . The most obvious is the drop in the property’s value as rental rates fell below levels to cover loan payments . Other factors include a national real estate climate in which banking consolidations after the lending crisis and the sheer volume of properties in securitized loans - known as Commercial Mortgage B...

Newark apartment tenants continue 30-year battle with management

NEWARK — The Pavilion and Colonnade apartments are made up of three towering Newark high -rises known for their stately glass windows with New York City views . The buildings are still striking on the outside even though their glory days are clearly gone. They are close to most things a tenant could want in downtown Newark. You can walk to church or to the park. The train station is a hop, skip and a jump away, and the bus stops out front. The convenience is grand. Residents say it’s not so grand living here when the heat doesn’t work, when the elevators break down, when management doesn’t appear to be fond of tenant organizations speaking up for themselves. And some residents say it seems like its always been this way. You know, mama said there would be days like this, but she didn’t say they’d last 30 years. Over the years, one management company after another has tried to run Pavilion and Colonnade apartments. The latest, Kettler Management of McLean, Va., is the third in eight ye...
