It's years away, but 70-story downtown tower could change L.A. skyline and 'relationship with vertical living'

Image
A skyscraper that would be the tallest residential building in California has been proposed for downtown Los Angeles as the neighborhood’s housing boom rolls on. Crescent Heights , a Miami- based developer , submitted a proposal to the city Planning Department this week to build a 70- story apartment building that would stand out in size and design amid the rapidly growing South Park district east of Staples Center. The 810-foot building with 794 units would be the third-tallest in Los Angeles behind the recently opened Wilshire Grand hotel and office tower and the U.S. Bank Tower office building completed in 1989. Last year, Crescent Heights completed Ten Thousand , a 40- story luxury apartment complex on Santa Monica Boulevard on the edge of Century City. It also plans to build two residential high-rises next to the famed Hollywood Palladium on Sunset Boulevard. Its latest high-rise plan, for 1045 S. Olive St., calls for eye-catching cutouts two-thirds of the way up the bu...

Five big projects in Tampa; five big problems looming

Image
The city of Tampa is on the cusp of a total makeover. With billions of dollars in investment and dozens of new apartment, condo, office and cultural buildings in the pipeline, the city's skyline and surrounding communities are poised to look a whole lot different than what it does today. But dreaming up the future of Tampa doesn't come without its challenges. For all the promises of a new urban core filled with hotels, parks, food halls and stores, there are also potential pitfalls. The Tampa Bay Times identified the five key obstacles that stand in the way of some of the biggest projects proposed in Hillsborough County . Many of these challenges are ones local politicians and business leaders have been fighting for years to find a solution. Others are fairly new territory, but still pose a real threat to the region's continued growth. What can I afford? A family in need of more space considers their options for upgrading

Space is a precious commodity in New York City, particularly for the parents of young children, and as families grow it can be a major hurdle to find (and afford) the room to accommodate them. Samantha (whose name we've changed to protect her privacy) and her husband, the parents of a four-year-old and a one-year-old, currently own a two-bedroom, one-bath co-op on the Upper East Side , and are wondering whether it's time to move to a larger home.  "We are unsure about the prospect of our next move and whether it would be worth it to move to a rental or buy again, considering the increase in space we need," Samantha says. The couple would ideally like to find a three- bedroom apartment close to a park, in a building with a live-in super or doorman, though a two-bedroom with a separate dining room could work, too. Because of their children, they prefer a building with an elevator, or a first-floor apartment; transit-wise, they're looking for a commute to their job...

New York rent comparison: What $2,000/month gets you right now

Welcome to Curbed Comparisons , a weekly column that explores what one can rent for a set dollar amount in various NYC neighborhoods. Is one man's studio another man's townhouse? Let's find out! Today, we're looking at apartments renting around $2,000/month . ↑ In Crown Heights, a duplex boasting one bedroom and 1.5 bathrooms is renting for $1,999/month. The apartment resides within a prewar building on Pacific Street but it has been given a modern makeover that includes new stainless steel kitchen appliances and what looks like refinished hardwood floors . Renters also gain access to the building’s shared roof deck . ↑ For $1,975, there’s this one-bedroom apartment on the ground floor of a prewar building in Morningside Heights. It’s a fairly standard prewar apartment , though it has some nice details ( including frame moldings ), a windowed kitchen, and plenty of windows. ↑ A newly renovated one-bedroom, one-bathroom in Bed-Stuy wants $1,999/month. Though small, the...

Financial District's 63-story Fulton Street rental is scaling new heights

It’s been a while since we checked in with the skyscraper rising at 118 Fulton Street , and new construction site photos by NyConstructionPhoto reveal that building is likely on track to reach its 2018 completion deadline. When we last checked in with the project in the fall of 2015, the building was just about getting off the ground. Plans at that time differed slightly with Carmel Partners planning a 49- story building with 483 apartments. That plan has changed since with the building now set to have 63 stories and stand 758 feet tall . The apartment count meanwhile has remained the same, even though there was speculation last year that it had come down slightly to 476. The rental building has now been named 19 Dutch (it’s located between Nassau and Dutch Streets on Fulton Street), and when YIMBY checked in with the site in May this year, the structure had reached the 39th floor. Apartments at the SLCE Architects-designed building will average a spacious 1,124 square feet, and a...

'Gateway to Edina,' Morningside neighborhood braces for change

See more of the story When Lee Stotts was born in 1968, his parents took him to the cleaners. They brought their newborn straight from the hospital to Edina Cleaners , the family’s longtime business in Edina’s Morningside neighborhood, before they even took him home. “This was my playground,” Stotts, now 49, said. “This is where I spent my entire life. I’ve lived and breathed this company, this location, my entire life.” But now Stotts, in the wake of his father’s death last year and facing slower business , has decided to sell the building to a developer who wants to build a five-story mixed-use structure there. The plans are creating tension in the peaceful neighborhood, where neighbors are wary of the project’s height and density and worry it could set a precedent for more such development at 44th Street and France Avenue. Bob Kearney, who moved to Morningside 30 years ago , said he realizes that “it’s not going to be 1950s Morningside here forever.” “But everybody is also aware tha...
