Renting Apartments Vs Condos | Downsizing Differences

In truth, there is no real physical difference between what defines an apartment and what defines a condominium . They typically offer the same range of amenities, but the ownership of the property is where the real difference exists . Apartment units contained within a single complex are generally owned by the corporation or business that built the complex in the first place. Those individual units are then leased by an overarching management system that controls all the units. Condos, however, are owned much differently. Each unit in a condo complex is owned by an individual, and a homeowners association typically handles property management . That means most condos are rented from the owner of the condo itself, and not an overarching owning entity like with apartments. There are still some differences in the rental experience that one should expect, which are outlined below. Financial Costs In terms of month-to- month rental fees , condos and apartments are usually priced sim...

Image
FORT WORTH (CBS11) – A Fort Worth woman said she paid thousands of dollars for electricity she never used. Tina Hudson was billed more than $8,000 over two years for electricity. Tina Hudson  (CBS11) Hudson said she knew her electric bills were too high, but the electric company and the apartment complex kept blaming each other, so she kept paying. “Four hundred and forty-eight dollars,” said Hudson, “$489… I think $501 might have been my highest bill.” Hudson said she expected higher power bills in the summer, but not all year long. Tina Hudson’s electricity bills (CBS11) She didn’t own a washer or dryer and her dishwasher was broken, so Hudson couldn’t understand why her electricity usage was so high. She said she complained to workers in the property office at the La Jolla Terrace Apartments at least once a month, but Hudson said the employees would just blame the power company. In 28 months, she paid $8,426 for electricity. “I would literally cry sometimes because I am here b...

Apartment vs Condo Explained

When looking for a new place to live, you might see both condos and apartments and wonder “What’s the difference between apartment and condo living?” You’re thinking about all the same things no matter which place you’re previewing: price, square footage, amenities, types of flooring, pet rules . . . as long as you have what you need, why does it matter what type of unit you rent?  Well, it does. Knowing the difference between a condo and an apartment is important: it affects how your community, and home operate from day-to-day. Ownership: Apartment vs Condo Apartments Apartment complexes usually have one owner. This means that all the leases and rules are uniform as well. This can be a good thing when it comes to neighborly disputes, since you all have to apply by the same rules. The property manager can act on, and fix the problem, they have the authority to do so. Condos Each condo typically has one owner. The complex does not own all the units. This can be really nice, because it c...

Owners of Ann Arbor's Hidden Valley Club apartments seek to avoid foreclosure on $18 million CMBS debt

Image
Lon Horwedel | AnnArbor.com Ann Arbor’s Hidden Valley Club apartment complex is a local example of a $ 70 billion national real estate problem : Securitized commercial loans that are in default. A foreclosure notice on the 324-unit complex near Briarwood was filed in late April, despite months of ongoing conversations initiated by the owner to modify the loan. The loan itself - which totals $18.1 million - is complicated, since it’s one among billions in real estate investments that were repackaged and sold to Wall Street investors during years of peak real estate prices . So are the circumstances behind the loan default, said Hidden Valley Club co- owner Jeff Starman . The most obvious is the drop in the property’s value as rental rates fell below levels to cover loan payments . Other factors include a national real estate climate in which banking consolidations after the lending crisis and the sheer volume of properties in securitized loans - known as Commercial Mortgage B...

Co-Op vs. Condo: What You Need to Know

The New York City housing market is truly a beast of its own. We are living in a world where you can't simply buy a house, white picket fence , and start planting the seeds of your American Dream. Instead, our homes are divided into a series of different housing types. For those of you looking to buy, or simply for those of you looking to understand more about the housing industry in the city, here is a breakdown of the most popular forms of home ownership in New York City: Cooperative Roughly 75 percent of the Manhattan housing inventory is comprised of co-ops. Unlike a condo, co-ops are are owned by a corporation. This means, when you buy an apartment that is in a co-op building, you are not actually buying real property (like you would in a condo). You are in fact, buying shares of the corporation. These shares entitle you to a proprietary lease, which relates your relationship to the building close to that of an investor, rather than a condo building, where you are the outr...

Your Guide to a Good Deal: 5 Signs That a Home Price is Negotiable

After toiling through an endless trail of listings and showings, you've found your dream home. The only problem? The price tag that's out of your budget. But that doesn't mean you have to give up your dream of home ownership; if you're willing to put the research and effort in, you can often move the price point down significantly (within reason, of course). Here are some indications that you can flex your negotiation muscles: The property has been on the market for a while If a property has been loitering on the market for a considerable amount of time, consider that your open window to negotiation. "If something doesn't go under agreement after the first open house, you know there is something wrong," says Sarah Maguire of Broadway Village Real Estate . "Usually the issue is that it is overpriced." That's the perfect time for your agent to spring into action; have them start looking at comparable properties in the area, specifically ones ...

Still a hidden gem | Outdoors

BANDON — Ten years ago this month, Eugene residents Rex and Carla Smith opened Bandon Crossings Golf Course just south of here on the site of a cattle and sheep ranch a mile from the Pacific Ocean. Nothing in their backgrounds prepared them for the venture. He is a podiatrist, a golf lover who walks the course and plays to a 16 handicap. “As it turns out you don’t have to be a good golfer to own a golf course,” said Carla, a former computer programmer who is at most a social golfer. They thought they would make money, and they haven’t, but they say the course breaks even, not counting their initial investment, which they don’t disclose. They dramatically overestimated the spillover traffic they would get from world- famous Bandon Dunes Golf Resort north of town. “We really thought it was going to be a good economic venture ,” Rex Smith said. “We were wrong about that part.” The plan had been for Rex to retire relatively soon after the opening and run the golf course. “Then once we ...

UPDATED: Casper woman awarded $28.2M in carbon monoxide poisoning case | Casper

A jury awarded $28.2 million to a woman who was poisoned by carbon monoxide at the Sunridge Apartments in Casper in what could be one of the largest civil judgments in state history. “What I have been told is it’s the largest personal injury verdict in the state of Wyoming,” said Tyson Logan, an attorney from the Jackson law firm that represented the woman, the Spence Law Firm . Amber Lompe, now 23, was poisoned by her furnace in 2011. She has a permanent brain injury that affects her memory, concentration, processing speed, attention and ability to multi-task, Lompe said Friday afternoon. “When I moved in there, I assumed everything was checked out and it was safe for me to live in,” she said. Before the poisoning, Sunridge’s owner and manager ignored warnings that the furnaces were dangerous and needed to be fixed or replaced. After the poisoning, the 30-year-old furnace in Lompe’s apartment was removed. Logan said the removal of the unit was part of a cover-up. On Dec. 20, a j...
